Sullivan Gardens lies just south-west of Kingsport where TN-93 runs down toward Fall Branch, with Lone Star Road crossing it east to west. It is a small, settled community rather than a town, a mix of modest older houses close to the parkway and farm ground behind them, with the bulk of Bays Mountain filling the skyline to the west. Traffic moves quickly on the parkway and the side roads are quiet. Because the community sits right on our route south, it is one of the easiest calls we take, and it is close enough that a morning delivery and an afternoon swap are both realistic.

Most of the housing is one story, built compactly on lots that back onto pasture or woods, with a scatter of brick ranches, some frame, and newer builds filling in gaps along the side roads. Driveways off the parkway are short but usually straight and flat, which makes placement simple. The catch is the parkway itself: TN-93 carries speed, so we prefer to back in and drop rather than block a lane, and we would rather do it outside of the morning and evening runs. Off Lone Star Road the pattern changes to longer gravel drives running back to houses set well off the road, some rising into the shoulder of Bays Mountain where the grade tightens and clay comes to the surface after rain.
A lot of the work here is on houses that have been in one family a long while. Full interior updates when a place finally turns over, with old cabinets, panelling, carpet and layered flooring coming out at once. Re-roofs on small footprints. Siding replacement, often over the original board. Outbuilding and carport demolition, and a steady run of shed and barn clearances that surprise people with their volume. We also handle a fair number of mobile home tear-outs and lot clears along the parkway corridor, plus general yard reclamation where a property has been left alone for a few seasons and needs the fence line and brush cut back.

Usually yes, and being ten minutes down TN-93 helps. Early drops are easier here than in town because we get in ahead of the parkway traffic. Tell us when you book that you want an early slot and we will schedule it that way. Make sure the placement spot is clear the night before so we are not waiting on a car to be moved.
For a single-room remodel or a garage clearance, our smaller cans are usually right. For a whole-house interior strip, a re-roof or a shed teardown, the mid-size is the common choice. Describe the job on the phone rather than guessing at cubic yards. We would rather talk you down a size and swap than watch you pay for space you never use.
Rain adds real weight to whatever is already loaded, particularly carpet, plaster and yard waste. If you can throw a tarp over the top between working sessions, do it. On the longer gravel drives off Lone Star Road the other thing rain changes is the pickup, since the clay under the gravel softens. Let us know if the ground is bad and we will pick a drier day.
Most of it, yes. Framing, panelling, roofing, flooring, insulation and fittings all load normally. What we cannot take is anything with refrigerant still in it, fuel or oil containers, or suspect insulating and siding material that needs specialist handling. If the home is old enough that asbestos is a possibility, get it assessed before demolition rather than after it is in the can.
