Bluff City is a small town on the Holston River in southern Sullivan County, between Bristol and Piney Flats, with Boone Dam upstream and the South Holston tailwaters just below. It is compact, an old railway and river town rather than a spread-out suburb, and the water defines a lot of it. There is a boardwalk and pavilion on the riverfront, a well-known flea market on the weekends, and lake and river property in every direction. Speedway traffic passes through when Bristol is running. For us it is a half-hour run and a place where the access questions are usually about slope toward the water rather than distance.

In town the lots are small and the houses are old, frame and brick, close to the street with short driveways and not much side yard. Placement there often means the curb or a shared drive, which is a town question worth confirming. Outside the center the ground falls toward the river and the lake, and the drives fall with it. A driveway that starts level at the road can drop steeply to a house or a dock, and setting a loaded can at the bottom of one of those is something we will not do lightly. Riverside lots have soft ground near the bank and mature hardwood overhead. Up on the higher roads the pattern shifts to gravel drives on clay with tight turns and cut banks.
Waterfront work drives a lot of it: dock and deck rebuilds, boathouse removal, seawall and bank work, and the clearing that comes with opening up a view. In town we get older-house renovation with plaster, lath and layered flooring, plus re-roofs on small footprints. Flood and damp cleanup shows up on the low-lying properties, where flooring and lower drywall come out together. There are regular estate clearances in long-held houses, and seasonal yard and storm debris. Around race weekends we also pick up event and property cleanups from people who rent out during the meetings.

My lot slopes hard toward the river. Where will you put the can?
As high and as level as we can get it, usually near the road end of the drive. A loaded can on a steep slope is a genuine hazard, and soft ground near a bank makes it worse. It means a longer carry for you, but it is the difference between a job that goes smoothly and a can that has to be winched. We will walk it with you if it is borderline.
Do you handle dock and boathouse demolition debris?
Yes. Timber decking, framing, railings and floats load normally. Treated lumber is fine in a general load. What has to stay out is anything with fuel, oil or refrigerant, plus tires and drums. If there is foam flotation, mention it, because it takes far more room than its weight suggests and can fill a can before the timber is halfway loaded.
Is delivery affected by race weekends at Bristol?
It can be. Traffic on the routes between here and Bristol gets heavy around meetings, and it slows a truck considerably. If your schedule allows, book delivery and pickup outside those days. If it does not, tell us your address and we will plan the run early in the day. It is worth mentioning when you book rather than leaving it to chance.
The house took water in the basement. What can go in the can?
Soaked carpet, padding, flooring, drywall, insulation and ruined furniture all go in, and they are heavier wet than you expect, so keep the load even. What cannot go in is any container of chemicals, paint or fuel that got wet, plus anything with refrigerant. If mold is significant, get the affected material bagged before it goes in rather than carrying it through the house loose.
