Johnson City, Tennessee · Washington County, with parts of the city extending into Carter and Sullivan counties

Dumpster Rental Johnson City TN

Johnson City is the largest of the Tri-Cities and the most varied ground we work. It sits mainly in Washington County with the edges reaching into Carter and Sullivan, and it climbs from the flat downtown up against Buffalo Mountain on the south side. East Tennessee State University shapes a large part of the housing market, which means a heavy rental stock and constant turnover. Downtown around Fountain Square has old brick and older houses behind it, the Tree Streets have big century homes on tight lots, and the outer areas toward Boones Creek and Knob Creek are newer and easier to get a truck into.

The Tree Streets are the trickiest part: two and three-story houses from the early nineteen hundreds, deep narrow lots, single-width driveways running to a rear garage, and street trees that give the district its name and its overhead problems. Interiors are plaster and lath with heavy trim. Downtown and the ETSU fringe have similar constraints plus parked cars on both sides. Move outward and it changes to post-war ranches with level concrete drives, then to newer subdivisions with wide access and good turnarounds. On the south side toward Buffalo Mountain the ground climbs steeply and drives get pitched and narrow, with retaining walls and clay banks either side. Creek bottoms along Brush and Knob Creek stay soft after rain.

Student rental turnover is a category of its own, with whole houses of furniture, mattresses and carpet clearing out inside a few days each summer. Historic renovation in the Tree Streets brings plaster, lath, old windows and layered flooring. The suburbs generate the standard remodel and re-roof work, deck rebuilds and garage clearances. There is a steady flow of small commercial fit-out debris downtown and along the main corridors. Storm work comes off the wooded slopes, and there is regular flooring and drywall removal after water damage in the older houses where plumbing is as old as the building.

Dumpster rental in Johnson City — FAQs

Can a dumpster fit in a Tree Streets driveway?

Often, but only just. Those drives are single-width, long and sometimes have a gate or a wall pinching them halfway down. We need about eleven feet clear and twenty-two feet of height, and the street trees are the usual obstacle. Send us a photo looking down the drive from the street. If it will not work, curb placement is the alternative and that is a City of Johnson City question.

I turn over student rentals in summer. Can you schedule several?

Yes, and it is worth setting the dates in advance because everybody with rentals wants the same fortnight. Give us the addresses and the turnover window and we will build a schedule around it rather than fitting each one in as it comes. If units are close together, staggered swaps on one can are sometimes cheaper than separate rentals at each property.

Do you charge more because Johnson City is out of Sullivan County?

No. It is a half-hour down I-26 and the price is the same as any other job we take. What changes cost is size, how long you keep it and how heavy the material is. If the county line mattered to our pricing we would say so up front rather than adding it later. Anything you are quoted includes getting the truck there and back.

Where do I ask about street placement?

The City of Johnson City, since a can on a public street or in a parking bay falls under their rules rather than ours. Confirm what they require before you book if the driveway is not an option. Properties on the edges of the city can be outside the city limits despite the postal address, so check which authority actually covers your street before assuming.
