Learn morePiney Flats, Tennessee · Sullivan County
Piney Flats sits in southern Sullivan County along US-11E, in the gap between Bluff City to the north-east and Johnson City to the south. Both of those places have annexed pieces of it over the years, so addresses here can belong to three different jurisdictions within a mile of each other. Rocky Mount, the late seventeen-hundreds house that served as the territorial capital, is the landmark everyone knows. The rest is a mix of highway frontage, older farms, and residential growth that has come in steadily along the corridor. It is a longer run for us than Blountville but a straightforward one, and it does not change your price.

Along 11E you get older houses close to the highway on shallow lots, plus commercial frontage and a fair amount of newer building. Behind that the land opens into pasture and wooded ridge, with houses on multi-acre lots reached by gravel drives that can run several hundred feet. A lot of those drives cross a creek or a low spot on a culvert, and that culvert is what decides whether we can get a loaded truck to the house. The ground is rolling with real rise and fall in places, red clay throughout, and mature hardwood along most of the older lanes. Nearer Boone Lake and the Watauga arm the bottoms stay wet longer after rain than the higher ground does.
Farm and acreage work is a big share here: barn and shed demolition, fencing, brush and cleared timber, old equipment and scrap. On the houses we get plenty of re-roofs, siding jobs, and full interior updates in properties that have not been touched since the seventies. Deck and porch replacement is common on the larger lots. Because the corridor is growing, we also see new-build waste and additions. Estate and downsizing clearances turn up regularly, and on a farm property those are always bigger than the first estimate once the outbuildings are opened up and counted.

Out TN-126 to Blountville, then south past the airport on TN-75 to US-11E, which is roughly half an hour from the yard. Main routes in: US-11E, TN-75, TN-126 (Memorial Boulevard).

Only if the can has to sit on a public street. Annexation around Piney Flats is patchy, so the municipality with authority over your frontage may be Johnson City, Bluff City or unincorporated Sullivan County. Check which one covers your address before planning on street placement. On your own driveway or land none of that comes into it and we can deliver without any of it being sorted first.
That is the right question to ask before delivery rather than after. A loaded roll-off truck is a serious weight over a short span, and old farm culverts vary enormously. If you know it is sound, say so. If you do not, we will set the can on the road side of the crossing and let you haul debris across, which is much cheaper than a collapsed pipe.
A day or two of extra notice helps us route the truck efficiently, but it is not a different service. We come here regularly and the distance does not change your price. Where it does matter is swaps: if you know a big job will need two loads, tell us up front and we will plan the second run instead of fitting it in at short notice.
General scrap metal and light equipment are fine. Anything holding fuel, oil, hydraulic fluid or refrigerant has to be drained and dealt with separately, and tires cannot go in. It is also worth checking whether a scrap dealer will take the heavy metal off you first, because that lightens the load and sometimes puts money back rather than taking it.
